Only allow people on the roof who have to be there to do specific jobs. Otherwise, you should keep it off-limits. 

2. Communicate with those who regularly get on the roof

For those people who do spend time working on the roof of your building, make sure that they are communicating with you. Every time they go up, have them quickly glance the roof over. 

Ask them to look for any blockage or clogging on the drain, ponded water, or other damage that you may not be aware of. If you keep an open line of communication, it will help you catch problems in the early stages, before they become a big problem.

Every roofing system is different, but yours should have some sort of limited warranty. Make sure you understand what issues are covered and which are not.

In addition, you should see if there are any requirements for coverage. For example, many roofing companies require inspections every year or every 6 months in order to keep your coverage up.
